Not every senior transition requires a full estate sale. Sometimes a loved one’s belongings need to be cleared quickly, practically, and without the setup and scheduling of a sale. That’s where our senior living cleanout and junk removal service comes in.
We pick up items from wherever they are — the apartment unit, the storage room, the garage of the family home. You point, we move. No prep required. When the truck is loaded, we broom sweep and do a final walkthrough with you.
Our appraisers — who follow the standards set forth in the Uniform Standards of Professional Appraisal Practice (USPAP) — document qualifying donations and provide complete tax deduction paperwork. For larger cleanouts, the deduction can meaningfully offset the cost of the job.
Cleanout pricing is based on how much of our truck your items fill — not by the hour. You’ll receive a firm quote before we move a single thing. Most senior living cleanouts run $500–$1,000 depending on the size of the space and volume of material. Your free on-site estimate locks in your price.

As soon as you know you need service! You can book an appointment with us through our website via our “book online” option or by calling us at (248) 266-9817. We are generally pretty booked up so the sooner you can get on our schedule the better. It’s best to plan ahead!
Our team is typically asked to haul away mattresses, furniture, electronics, etc. We try and take as many of your unwanted items as possible and can take away most residential items as long as it’s not toxic or hazardous. Here’s a list of items we commonly take for donation:
Items that can’t be donated will be either recycled or discarded. Such items may include oversized pieces (pool tables, ping pong tables, large china cabinets, large armoires, etc), holiday decor, toys, etc.
Yes, as long as it can be lifted and loaded into the truck by two people. Additional labor for large item removal such as deconstructing furniture, exercise equipment, carpet removal, etc. may be billed at an hourly rate (please contact us for details).
Our mission is to re-purpose, re-home and donate as much of your unwanted items & junk as possible, assisting others in need while minimizing what needs to be discarded. We donate your furniture and other household items to charities such as Habitat For Humanity, Furniture Bank of SE Michigan and others, providing you with all the required tax documentation for your donations. Items that can’t be donated or recycled will be discarded.
Yes, the Estate Pros are fully bonded and insured. We have liability insurance, general performance bonding, workmen’s compensation, and insurance coverage for all of our trucks and teams. Your home is fully protected in the rare event that damage should occur.

No. Many of our clients coordinate on behalf of a parent or family member and aren’t able to be on-site themselves. We work directly with whoever is present — a family member, a facility contact, a neighbor — and keep communication clear throughout. Just let us know the arrangement when you book.

Our appraisers follow USPAP standards to evaluate and document qualifying donated items. You receive a completed donation receipt that your tax preparer uses to apply the deduction. For larger senior cleanouts — where furniture, appliances, and household goods are involved — this deduction can be significant and offset a meaningful portion of the cleanout cost.
